If you are selling your home, you need to be realistic about its value.
I am speaking about market value or what others are willing to pay for your home.
Intrinsic value, that almost immeasurable worth of heart felt memories captured in the home, cannot be added to the list price.
Do your homework and work with a professional, check the "comps" (homes that have sold, listings that have expired, and active listings in your neighborhood).
The multiple listing service can provide you with this data as well as a worksheet to factor in the variables from home to home so that you have a good analytically formulated base from which to work.
Review the average time on the market for listings that sold to get an idea of the time frame to expect, look at the prices of expired listings vs. those sold to see if there is a price point that should not be crossed, visit the currently active listings and truly compare your home against them so that you know the competition and can draw from their staging efforts as well.
While we will speak to staging a home in later sections, be certain that all of the the easy to touch up details are handled immediately.
First and foremost, make your home welcoming from a street view and uncluttered from every angle.
